Delivery:
RUSH Delivery/Same Day/Next morning: Add $45 fee if time permits for photographer.

Please allow for at least to 2-3 business days, for real estate photo processing and photo delivery. Friday shoots will be ready on Monday.

Virtual Staging: Start at $24 per image or $50+ ea. for more room types and design options.
Dusk Sky-add Images: $24 for the first image $20/ additional image or up to 5 for $85.
Preparation: Please prepare homes to be "Photo ready" & de-cluttered prior to my arrival. (This is due to liability issues, hygiene, photo shoot time constraints to maintain photo schedules as photographer often has other appointments to travel to). VEHICLES & Pets: Please have cars moved away from front, & pets caged. We lOVE pets, but they can get in photos (and some bite). Thank you! (Note: Keep in mind, 1 hour session-only rates for most other types of photography start at $100/$150 per hour for the shoot time alone - not including images. Real estate photography rates are typically very low compared to other types of photography,) Time:
Note: Driving time will be an added fee for homes 21+ minutes away from Excelsior, MN at $35/1 hour away. Most properties take around 1 hour to photograph.(Extensive homes or land properties with buildings can take 2-3 hours or more).

*NOTE: Driving includes within 20 minutes of Excelsior, MN. Properties beyond 20 minutes of Excelsior, MN are $35/1 hour away. Example, if location is 1/2 hour away from Excelsior, the driving time would be charged at $17.50.
Processing & Inclusions: Licensed use of your photos for up to 2 years - Web + (flyer/brochure) & sales printing. Editing (for HDR effect), window views, uploading & sending. Styling: Add dimension and 3D appeal to your photos, + window views; fire to fireplaces (if desired); select t.v. and computer screen enhancements with nature images. Color correction, straighten & crop. Uploading and exporting of your photos online to online Website + easy downloading. Equipment: Extra-Wide lens, professional camera(s) & memory cards, batteries, off-camera triggering, tripod use.
